CLOSING LETTERS:  There is a $25 service charge for a closing letter. Closing letters are obtained from Dave Mikolowsky, co-Treasurer of the Association. Submit all requests including buyers' and sellers' names a minimum of five business days prior to closing. Requests received with less than the 5 day lead time are not guaranteed a response and will incur higher fees.

Covenants 

Blue Springs is a covenant protected neighborhood. All homes in the neighborhood fall under the original covenants and the Architectural Control Committee. You must obtain a closing letter from the Blue Springs Homeowners' Association prior to closing the sale on any property in Blue Springs Subdivision.

Even though all properties in Blue Springs are under the original covenants please be aware that not all homes in the neighborhood are members of the Association and therefore do not have access to the pool, tennis courts or the clubhouse. Furthermore, residents of Blue Springs who are not members of the Association are specifically prohibited from using the facilities, even as a guest of a member. If a buyer of a non-member house would like to become a member of the Association and gain access to these facilities there is a $1,400 initiation fee. Additionally the annual membership dues are currently $480.

Some homes in the neighborhood are currently Associate Members of the Association. These homes automatically upgrade to full membership upon sale, and the difference between the Full and Associate Member dues is due at closing.

In all cases, delinquent membership dues and any other money owed the Association is due at closing. 

Special Assessment

On February 8, 2007 the Blue Springs Homeowners' Association passed a Special Assessment to finance the purchase of the front parking lot from the developer of the neighborhood. This assessment only applies to Association Member Lots and any unpaid balance on the assessment becomes due upon a closing transaction--either for the transfer of ownership or on a re-finance of the property. The closing letter that you obtain will provide the information for the amount of this assessment that must be paid at closing.
